RCI provided civil engineering services for this 935 lot single family residential subdivision on 290 acres of the 329 Caramella Ranch Planned Unit Development located in southeast Reno, Nevada. The development will be divided into three (3) distinct Villages: Conventional Village will be a mix of single- and two-story homes with 4 floorplans and 3 elevation options and amenity site to include a pool with bathroom facility and turfed lawn area; Estates Village will have two separate standard lot sizes with 3 floor plans and 3 elevation options designed to create terracing to take advantage of the views and will include an amenity site including a pool/spa with clubhouse and restrooms and a workout room with turfed lawn areas; Regency Village (198 lots), which is an age restricted active adult community, will consist of 3 standard lot sizes, 3 floor plans and 3 distinct elevation options with a 5-acre community club including a clubhouse with gym and restroom, an indoor pool, an outdoor resort style pool and pickle ball, tennis and bocce ball courts. RCI provided civil improvement plans, drainage study, water system network analysis, sanitary sewer report, queueing analysis, final map, storm water pollution prevention plan, lot fit, model complex site and grading plan, plot plans, sales utility/fencing exhibit, and dry utility coordination for each of the Villages. RCI other overall services for the development included:

  • Hydrology Report

  • Sewer Report

  • Conceptual Water Supply and Conveyance Study

  • Landscape Plan

  • Traffic Study

  • Master Developer Design Coordination

In addition, this project included services for amenity site in Regency Village with included programming and site plan development, site and grading plan, utility plan, and dry utility coordination. RCI oversaw services for items completed through sub-consultants, processing all applications, submittals and approvals through applicable governmental agencies; attended all agencies meetings including submittal, staff review and public hearings.
